Planning permission for new developments in Pounsley Road

Pounsley Road is a small private road in Dunton Green. It has a row of 1900’s cottages on one side and a small cluster of houses built in the 1960s on the other side. No planning permission for new housing has been granted since these houses were built 60 years ago, despite attempts by landowners.

There are many reasons why planning permission cannot be gained:

  • Green belt
  • Zone 3 flood plain
  • Site of special scientific interest (Zone 1 SSSI)
  • Not included in Sevenoaks district plan
  • Restricted vehicular access through railway tunnel means no more residences can be accommodated.
  • Previous landowners and auctioneers have attempted to imply land sold in the road could gain planning permission.

There are a couple of plots of land which sometimes appear then re-appear at auction shortly after as buyers discover they cannot develop the land. Recently, one resident gave away a large area of woodland in the road for free.

Prospective buyers should be aware planning permission for new builds is exceedingly unlikely, and should make extensive enquiries with Sevenoaks District Council before considering purchase.
